Johnson County REMC Solar Field: Successful Land Acquisition
CLIENT PROFILE:
Located in Franklin, Indiana. JCREMC is a cooperative electric utility that supplies electric service to more than 26,000 meters in Johnson County and portions of Morgan, Shelby, and Brown counties.
CHALLENGE:
JDM Partners faced the significant challenge of securing a suitable parcel of farmland for Johnson County REMC’s first solar field project. The primary obstacle was finding the right land as all potential parcels were off-market, requiring targeted acquisition strategies.
ACTION:
To address this, JDM Partners initiated an extensive prospecting campaign. This involved contacting owners of 320 specific parcels through cold calls and personalized letters to gauge their interest in selling. The campaign focused on properties near or with line access to the nearby Tracy Rd substation, which was crucial for the project’s success.
RESULTS:
- Chosen for its proximity to the Tracy Rd substation, offering central positioning and easy infrastructure access.
- Leveraged buyer’s all-cash offer and ability to close quickly, securing a favorable purchase price.
- Successfully acquired a strategically located parcel at 200 West Street, Whiteland, IN.
