Spicing Up Fishers: A Swift Sublease Success for Bawarchi Biryani at Former Hoss Bar and Grill Space

Bawarchi Indian Cuisine, an expanding brand known for authentic Indian flavors, is extending its presence in the U.S., emphasizing locations that support a diverse and vibrant dining culture. Their new flagship location in Fishers, IN, leverages a fully equipped, 6,000 square foot space to offer traditional recipes and a unique dining experience. With a focus on growth, quality, and customer satisfaction, Bawarchi aims to be a leader in the U.S. Indian dining scene, providing a genuine taste of India’s culinary diversity.

CHALLENGE:

The challenge was to find a suitable subtenant for the 6,000 square feet space at 7870 E 96th St, Fishers, IN, which was formerly occupied by Hoss Bar and Grill. The primary tenant, Bawarchi Biryani Indian Cuisine, wanted to sublease the space to open a new location on the north side of Indianapolis to partner with the owner’s local brother. They had a tight timeline and needed to be up and running before the beginning of the school year.

ACTION:

As the commercial real estate broker, I immediately began marketing the fully equipped space, highlighting its kitchen equipment, full-built bar, and the advantage of a 3-way liquor license. To attract potential subtenants, we offered a competitive sublease rate of $24.5/sf NNN and presented the option to extend the sublease for another 5 years after the initial 2-year term. We worked closely with the primary tenant to ensure the sublease terms were acceptable and made the process fast and efficient, with no TI allowance required to expedite the transaction.

RESULTS:

  • Bawarchi Biryani Indian Cuisine was able to partner with the owner’s brother and open a new Indian restaurant location at 7870 E 96th St.
  • The sublease was signed for the remainder of the current lease term with a 5-year extension option, allowing the subtenant to establish a stable long-term presence in the area.
  • Within 13 months of starting the marketing campaign, we successfully secured a subtenant for the space.
